OUR RESPONSIBILITIES

LEASE: To seek out the best possible tenants for your property.  As a result of handling almost 400 rentals through our office we have a large and active pool of potential tenants.  We receive hundreds of calls each month for rentals.  We thoroughly screen each prospective tenant to insure that they will maintain the property in good condition and pay their rent on time.

COLLECTION: We will collect, deposit, and disburse all security deposits and rents in accordance with the terms of each tenant’s lease.  We will follow up and demand corrective action for bad checks, delinquent rents, etc.

LIABILITY: Residential rental properties are considered to have the highest liability risks of all real estate investments.  We are very careful to follow the guidelines of the South Carolina Landlord/Tenant Act in addition to new federal and state legislation.  All new tenants are required to sign a smoke detector agreement and lead paint statement on properties built prior to 1978 as required by government legislation.

MAINTENANCE: We will handle as little or as much of the maintenance as you desire.  We can provide 24-hour full service maintenance at an inexpensive price.  Our normal policy is to contact the owner for any repairs in excess of $500.00.

ACCOUNTING: We will give you a monthly statement with copies of all bills.  At the beginning of each calendar year we will provide you with a twelve (12) month recap of all income received and expenditures made.

ADDITIONAL BENEFITS

MANAGEMENT: We handle everything!  All you do is deposit your rent checks.

INCREASED OCCUPANCY: Our lease agreement allows us to show and pre-lease the property during the last thirty (30) days of the present tenant’s occupancy of premises.  Our rental properties enjoy almost 100% occupancy since most of our properties are pre-leased.

RENT INCREASES: We keep abreast of the current rental markets and annually increase your rental to maximize gross income.

PROPERTY CONDITION: We feel it is in the best interest of everyone to maintain your rental property in good condition.  This allows us to obtain better quality tenants and receive higher rents with less vacancy.

ADDED BENEFITS: We would at any time be happy to provide you with a free appraisal of the market value of your property and give you advice on insurance, taxes and maintenance.
